Hawaii Air Travel Update

In late April I reported on Hawaii air travel 3 weeks after the shutdown of Aloha and ATA airlines.  At that time the Kauai airport parking lot seemed like a ghost town compared to it's prior overflow status.  Well a month later I made another interisland trip and all seems back to normal (except for ticket prices).  The parking lot was again overflowing with cars parked on curbs and sidewalks and others cruising the lot looking for a vacant spot.  Flights were totally full with not an empty seat to be found.  Of course that meant higher ticket prices as well.  Now admittedly a sampling of parking lot usage is not very scientific but it does lead one to think that perhaps interisland travel is back to normal.  Have the boom times have returned?

One measure of real estate market activity is inventory.  Here on Kauai a chart of real estate inventory forms the interesting shape shown below.  Clearly the frenzied buying activity ended in August 2005 and inventory began to build at a steady pace.  This buildup was very pronounced until doubling around October 2006.  Inventory buildup since then has been modestly upward.  What does this mean for today's buyers?  Well certainly there is now much more selection with less chance of competing offers from other buyers for the property of their dreams.  Increases in inventory are now much more modest and with mortgage interest rates remaining near historic lows since Freddie Mac's origin in 1970, this is clearly an excellent time to be looking for a home on Kauai.
