Announcing Real Estate Sales On Maui In Addition To Kauai

Aloha from Maui and Kauai,

I have news to announce which may open new doors for those buying or selling properties in Hawaii.  I am now assisting clients with real estate sales on Maui in addition to Kauai.  My Century 21 All Islands brokerage has offices on both islands and I am commuting between residences on the two islands to make this possible.  After 4 years of serving clients from our Koloa office on Kauai, this change allows me to broaden service to my clients and is providing personal enrichment for myself as well. I’m now fully prepared to provide personal assistance to you with real estate transactions on either of the 2 islands.  For Oahu and the Big Island, I continue to match clients with my teammates located there.

For those looking to sell, I provide a premium level of service.  An example is my custom gate-fold brochures which are loaded with high-quality photos and detailed descriptions and are real attention-getters.  It was mailings of this brochure that brought the buyer to my recent Kauai West-Side listing.  The West Side was a really tough market with only 2 residential sales in all of 2008 at the time I sold my listing on May 2.

For those looking to buy, I share my extensive knowledge of properties on the 2 islands.  My property specification sheet allows you and I to zero in on your dream home or property quickly.  While others may buy blindly, you can buy armed with knowledge.  My ability to analyze and present data in an understandable format comes from my former engineering career where I managed the Design Data Engineering department for a major aerospace electronics firm.   It’s a key discriminator that I make available to my clients.

Kauai Absorption Rate Is Improving

When I first started preparing absorption rate charts for Kauai in early 2007, there was a mix of the good, the bad, and the ugly.  In early 2008, the chart had deteriorated to mostly ugly.  Today I did another update and what a nice surprise!  The supply of unsold homes in 2 of our 5 zones has improved markedly.  Our central Lihue zone is actually back in the "OK" to "Fine" region (see referenced Business Week article for a description) and the East Side is much improved from 26.2 months to 17.8 months supply.  Condos continue to be troublesome across the board.  The updated absorption rate chart is shown below.

Our central Lihue zone is the center of commerce for the island.  For those looking to buy in that area this chart and the cost of commuting should create a sense of urgency.
