Kukuiula Back on Track on Kauai's South Shore

It was announced today that the Kukui'ula developers will invest $165M to complete the facilities and recreational amenities that had previously been on hold.  Co-developers A&B Properties and DMB Associates are reported to have renegotiated their agreement leading to this infusion of capital.  This thousand acre planned residential community is located on Kauai's South Shore just West of the Poipu resort area.  This development combined with the Kukui'ula Village retail center will be a huge upgrade for the area.  The retail center itself is slated to open for business this Summer.

Kauai's Hanalei Bay Awarded Honor of #1 Beach

"Dr. Beach" has released his top 10 list for 2009 and Hanalei Bay is at the top as best beach.  Hanalei Bay is in Hawaii on Kauai's North Shore.  It's popular with residents and visitors alike and in addition to beach goers, attracts surfers, swimmers, and stand-up paddleboarders.  It's framed by rugged mountains rising into the sky and lush vegetation.  It's also home to "Puff", the magic dragon of Peter, Paul, and Mary fame and Puff can be seen sleeping in the background of this photo.  this portion of the mountain range is what inspired them to write their famous song (remember that in the song he lives in Hanalei [intentionally mispelled as "Hanalee"]?).

In 2001, Dr. Beach picked Poipu Beach Park, located on Kauai's South Shore, as the number 1 beach so that's 2 for Kauai.  This honor lasts for 1 year and as far as I know, the same beach is never picked again.

Hawaii tourism downturn means a better deal for visitors

There continue to be articles in the press about the decline in Hawaii tourism, our #1 industry.  But there is a silver lining for those who visit because crowds are few and there are great deals to be had.  Here's a chart showing tourism trends for the island of Kauai through the end of last year.  Data is complied by the Hawaii Hawaii Dept. of Business, Economic Development and Tourism and made available by the University of Hawaii Economic Research Organization.  As they say, "Come on down/over" because this opportunity will not outlast the recession.

No Crowded Beaches Here

Worried about crowded beaches this Summer?  There's no crowds on this beach with sand the consistency of sugar that goes for miles.  Where?  It's in Hawaii on the island of Maui.  There's plenty of sand for a few more footprints. We call it Sugar Beach.

Kauai Inventory Now Stable

After nearly 4 years of increase, Kauai real estate inventory appears to have leveled off and has even declined slightly from it's Fall 2008 peak.  This coincides with data suggesting an uptick in the number of sales.  While the is the picture for the entire island, we have distinct geographical regions and of those, the South Shore resort area of Poipu continues to build inventory.

History is a wonderful thing and what seems obvious now, wasn't in 2005.  Perhaps we will one day say the same about 2009 should this be the turning point for Kauai real estate.

Kauai & Maui Real Estate Sales Still Waiting For Recovery

April sales statistics are now available for both Maui and Kauai. Both markets have seen sharp declines in both median sales price and number of sales for the current year compared to the same period in 2008. As always, I caution that median sales price is heavily influenced by what price category is selling and does not necessarily represent changes in values of an individual property.

Here are the year-to-date sales statistics through April 2009 compared to the same period in 2008. I previously posted Kauai statistics HERE before Maui was available and that post contains monthly data in addition to the year-to-date values.  Clearly both markets continue to see much lower number of sales than last year and lower prices as well (Maui Vacant Land an anomaly).  There remains a large amount of inventory to be cleared out before price pressures ease.  An upturn in number of sales is key to that and there are hints that this may be happening.

Think Before You "Act"?

There is good news for owners of older Hawaii homes of which there are many. 

Last year the legislature passed Act 228 which effectively hamstrung anyone wanting to alter any home more than 50 years old.  It required that archival-quality photos be taken and submitted to the State Historic Preservation Division for approval prior to issuance of permits for any modification.  On Kauai, this affected around 1/4 of our homes and understandably the division responsible for approval was  not staffed to handle this kind of volume.  It was costly for the owner who had to bear the entire cost of having the home historically photographed and it created significant delays in obtaining building permits.  While the intent was to preserve records of historic structures, it was too broad since building age was the only criteria and not historical significance.  The act was repealed with the governor signing the repeal bill in April.

Next up for modification is Hawaii's Act 137, the Mortgage rescue Fraud Prevention Act.  While good-intentioned, that bill effectively prevented real estate agents from assisting homeowners in distress with the sale of their properties.  More on this later as a bill to exclude agents is currently in conference committee.

Sheryl Crow on Maui

Once again Maui was privileged to have a live concert at the Maui Arts & Cultural Center (MACC).  This time is was Sherly Crow with a live performance that was "outta sight"!  Hawaii continues to be a favored destination by entertainers and those of us living here benefit by having a place for them to perform.  Having lived on the East Coast for many years, I can attest to another benefit which is that access is easy and crowds quickly dissipate afterward.

The performers were set up under a tent with the audience sitting outside under the stars, a crescent moon, and pleasant temperatures.  Ms. Crow performed many of her hit songs saving 3 of her top hits for the encore.  The last was my favorite, "All I Wanna Do Is Have Some Fun" which I've always liked because of the detailed lyrics.  She also commented on her successful fight with breast cancer and urged women in the audience to get their mammograms.
