Kauai Housing Market Tight at Mid-Year

The Kauai housing market continues to be tight in the residential areas while ample home (not condo) inventory remains in the resort areas of the North Shore (Princeville et al) with ample home & condo inventory on the South Shore (Poipu et al).  Six Months is considered the break point between a buyer's market and a seller's market.

Kauai Absorption Rate Chart

The Central area of Lihue is extremely tight with less than 3 months inventory for homes and less than 4 months for condos.  This is similar to previous snapshots of the Lihue market.
