Kauai Real Estate Sales Trends

Kauai real estate sales have increased from the 2009 lows when measured in number of sales.  That "fishhook" in 2010 appears to be real and a good sign.  Prices are a different story as shown in the other charts.  There appears to be an ongoing recovery in residential (detached homes) and vacant land sales but condominiums remain in decline.  Charts are a measure of what is selling and not necessarily increases or decreases in value of a particular property.  This is especially true for condos where expensive resort condos have fallen out of favor while residential condos which have lower prices continue to sell.

Hi Rich:

Nice to see that the market is still doing well in Kauai.

Aloha!

Richard those are great charts.  Do you think the condo market is down because the single family detached housing price came down and was now more affordable?

Hi Jennifer.  Condos are heavily affected by the dropoff in the more expensive resort condos bought as an investment.  Aloha!
