Kauai Regional Property Values

Kauai has 5 different regions, all unique and all with their own attractions.  There is the West Side, relatively isolated sunny, dry, and the launching point for Na Pali Coast tours.  The Central/Lihue area is where everything is, county government offices, shopping, seaport and airport.  The East Side combines resort with our largest residential area stretching well mauka (toward the mountains) from the coastline.  Both the North and South shores are major resort areas with the South Shore being sunny and dry year round and the North Shore resembling a tropical rain-forest with cascading waterfalls after an afternoon rain.  Each region is separated by agricultural land, much of which is lying fallow now that sugar cane is gone from the island.

As part of the decision process of where to buy, property values are one of many considerations.  The chart below is presented as a general guide to values around the island.

Data is through the 3rd quarter of 2013 as published by Hawaii Information Service.  Actual Kauai median sales prices were:

Condos = $300,000 | Residential = $515,000 | Vacant Land = $300,000
