Hookena at Puhi Condos
Ho'okena at Puhi is a 2-story condominium project on the outskirts of Lihue in an area known as Puhi. The project was built in 2006 and consists of 56 units in 8, 2-story buildings. The project is bordered by Halelani Village on the northern, uphill side andHalemalu on the east side. Access is via Hookiwi St. off of Hanalima and then a right onto Manawalea St. The homes were built in 2006 by D.R. Horton Schuler Homes and had buy-back restrictions at the time of original sale. It is necessary to contact the county to see if they are exercising that option in today's market.
There are 12 2-bedroom units and 44 3-bedroom units, all with 2 or 2 1/2 baths. Living area ranges from 752 to 1398 square feet. Pets are allowed although there may be restrictions on number, size, and type. Short term rentals are not allowed in this project.
The Ho'okena project is currently managed by Hawaiiana Management Company. There is an owner website with limited information such as project policies and newsletters.
As of the chart date, there was only 1 resale recorded in the multiple list service (MLS), a sale on 2/3/2011 for $309,000. A 2nd resale by the county outside of MLS is interesting. The original purchase price was $266,3563 on 9/21/2007. Ownership was transferred to the County of Kauai on 9/30/2009 for $277,690 (county buyback?). Then 1.5 years later, the county sold it to a new owner on 3/31/2011 for $155,000. The special circumstances of this last sale does not necessarily establish a new price point; however it is consistent with prices in neighboring Halelani Village.
