Kauai Absorption Rate at Mid-Year 2016

Absorption rate (how many months of active inventory) is a market health indicator where 6 months is typically viewed as a balanced market.  Current Kauai data shows a sluggish market in the South Shore and North Side areas while the Central area (Lihue) is quite a hot market.  The residential (and remote) West Side is also sluggish while the East Side is OK for homes while somewhat problematic for condos.  


My interpretation of this data is that the resort areas are troublesome while the residential areas are hot.  That's because the North and South areas are big resort areas on Kauai while Lihue is mainly residential.  Kapaa is unique with many residential homes plus multiple resort condos.
