Kauai Short Sales

A client asked me about the number of short sales in Kauai which made me realize I didn't know other than it was too many.  So, I took a look at our MLS data and summarized the data in the chart below.  It's not absolutely accurate due to the gymnastics needed to search the data but it should be a reasonable indicator.  It's interesting to see that condos are nearly twice that of residential.

Hi Liz- Does that mean the numbers are low relative to your market?  The data is for active listings, not sales, and I'm going to update the post to make that clear.

Hi Richard - Thanks for the info.  I was just wondering the other day when I'd get to see one of your beautiful signature graphs again.  This is interesting information and I think it's a great idea for me to check the Orange County MLS for the same information for our area.

Vacation properties or second homes don't seem to be affected in your market by these short sales or do they???

Hi Marlene-  It's good to hear from you again.  Let me know how that Orange County data looks as some say our market trails yours by several months.

Paul- Yes, vacation properties are a big part of the condo numbers.  Hotel conversions to condos in recent years have not faired well.

Hi Richard, Wow, your short sale numbers are incredibly low.  In some areas are short sales numbers are probably up to 50%.  Interesting. I'll have to check into it.
